Who buys in Ibiza
In Ibiza a very large share of demand is international, and it looks for a home in several languages. Some are looking for a second home near the sea, some are moving to the island year-round, and some buy to renovate. That is why every home we sell is presented in Spanish, English and German from day one: if the listing is in one language only, most of the people who might buy it never see it.
What drives the price in Ibiza
In Ibiza what counts above everything is exactly where the house is: distance to the sea and the views cannot be changed, and they make the difference. After that come orientation, privacy, the condition of the property and what can be built on the plot. A valid tourist rental licence also adds value, because new licences in the Balearics are tightly restricted. We weigh all of it against real sales, not asking prices.
